Form L2 is the Landlord and Tenant Board application a landlord files after serving most notices other than an N4 for rent. It covers conduct-based notices (N5, N6, N7), end-of-term notices (N8), landlord's own use (N12), and demolition or major repair (N13), as well as claims for money such as damage or unpaid utilities. Which notice was served determines what the landlord has to prove at the hearing.

Timing rules differ by notice: an L2 based on an N5 or N7 can be filed as soon as the notice is served but must be filed within 30 days of the termination date, while an N12 application also requires proof that compensation was paid and an affidavit from the person moving in.
