Form L1 is the Landlord and Tenant Board application that follows a Form N4. Once the N4 termination date has passed and the tenant has neither paid in full nor moved out, the landlord files an L1 to ask the Board for an order evicting the tenant and ordering payment of the rent owed. It can be filed the day after the N4 termination date, and it must be filed while the tenant is still in the unit.

The L1 is where N4 mistakes become fatal: the Board checks that the N4 was properly completed, served with the correct notice, and that the amounts match. The application also needs a Certificate of Service for the N4, a copy of the N4 itself, an up-to-date rent ledger, and the filing fee. Filing online through the Tribunals Ontario portal is the norm. 1. 1Gather the served N4, the Certificate of Service, and a rent ledger showing every period, amount due, and amount paid.
2. 2Enter the rental unit, tenant, and landlord details exactly as they appear on the N4.
