About Ontario LTB Form N8, Notice to End Tenancy at the End of the Term
Form N8 is used by an Ontario landlord to end a tenancy at the end of its term for a limited set of reasons: the tenant has persistently paid rent late, the tenant no longer qualifies for subsidised or public housing, the unit was tied to employment that has ended, the tenancy was for a person receiving rehabilitative or therapeutic services and that agreement has ended, or the tenant is a superintendent whose job has ended.
Persistent late payment is by far the most common reason. It does not require the rent to be unpaid, only repeatedly late, and the Board looks at the pattern over time.
