About Ontario LTB Form N7, Notice to End Tenancy for Serious Problems in the Rental Unit or Complex
Form N7 is the Landlord and Tenant Board notice for the most serious tenant conduct: wilful damage to the unit or complex, using the premises in a way that causes serious danger, impairing the safety of others, or (in a building where the landlord also lives, with three or fewer units) substantially interfering with the landlord's enjoyment. Unlike an N5, the tenant cannot void an N7 by correcting the behaviour.
The notice period is short, at least 10 days, and the Board expects the landlord to prove that the conduct was serious enough to justify the form. Landlords who use an N7 for ordinary noise or wear-and-tear complaints usually lose, so the incident details must be specific and, ideally, supported by photos, reports, or witness statements.
