Form T6 is the Landlord and Tenant Board application for maintenance and repair problems: a landlord who does not fix things they are responsible for, or a unit that does not meet health, safety, housing, or maintenance standards. Common examples are mould, pests, broken appliances that came with the unit, no heat, leaks, and unsafe wiring.
The Board can order the landlord to do the repairs by a date, reduce the rent for the period the problem existed, and pay the tenant's out-of-pocket costs such as replacement of damaged belongings. Applications should be filed within one year of the problem, and a written record of every request to the landlord, with dates and photos, is the evidence that decides most T6 cases.
