About Ontario LTB Form N1, Notice of Rent Increase

Form N1 is how an Ontario landlord gives the written notice required to increase rent. The tenant must receive it at least 90 days before the increase takes effect, the increase can normally happen only once every 12 months, and for most units built and occupied before November 15, 2018 the increase cannot exceed the provincial rent increase guideline for that year unless the Board has approved a higher amount.

An increase given without a valid N1, with fewer than 90 days' notice, or above the guideline where the guideline applies, is void, and the tenant is entitled to keep paying the old rent. Units first occupied after November 15, 2018 are exempt from the guideline but still need the 90-day N1 notice. This is a free fillable helper and general guide, not legal advice.

How to fill out Ontario LTB Form N1, Notice of Rent Increase

1. 1Enter the rental unit address and the tenant names.
2. 2Write the current rent, the new rent, and the date the new rent starts. That date must be at least 90 days after the tenant receives the notice and at least 12 months after the last increase or the start of the tenancy.
3. 3If the unit is covered by the guideline, keep the increase at or below the guideline percentage for the year, or attach the Board order that allows more.
4. 4Show the increase as a dollar amount and a percentage.
5. 5Sign and date, serve the tenant, and keep a copy with a note of the service date.
