About Ontario LTB Form N11, Agreement to End the Tenancy
Form N11 is the Landlord and Tenant Board form used when a landlord and a tenant both agree to end a tenancy. Unlike the notices in the N series, nobody is being served: both sides sign it, and the tenancy ends on the date written in the form. It is commonly used when a tenant wants to leave before a fixed term ends, when a landlord offers an incentive to move, or when the parties simply want a clean, documented end date.
Because it is voluntary, an N11 signed at the start of a tenancy as a condition of renting is generally not enforceable, and a tenant cannot be required to sign one. If the tenant does not move out on the agreed date, the landlord can apply to the Board using Form L3 without a hearing in many cases, which is why the form is attractive to landlords and why tenants should read the date carefully before signing. How to fill out Ontario LTB Form N11, Agreement to End the Tenancy
- 1Enter the rental unit address and the names of every tenant and the landlord.
- 2Write the termination date. This is the last day of the tenancy; the tenant must be out by the end of it.
- 3Both the landlord and every tenant sign and date the form. An N11 with a missing tenant signature does not end that tenant's tenancy.
- 4Each side keeps a signed copy. If money is changing hands as part of the deal, put it in a separate written agreement rather than on the N11.

Do I have to sign an N11 if my landlord asks?
No. It is a voluntary agreement. A landlord who wants to end a tenancy without your agreement has to use the correct notice form and, if needed, apply to the Board.
Can an N11 be cancelled after signing?
